The dataset
This data shows registered land and property in England and Wales that has a restrictive covenant.
The data does not give details about what the restrictive covenant is. If you want to find out the details of a restrictive covenant, the information may be held in documents or registers retained by HM Land Registry.
What is a restrictive covenant?
A restrictive covenant is a contract between 2 landowners. One landowner promises the other landowner not to carry out certain acts on their own land.
Restrictive covenants usually happen when somebody selling land wishes to restrict what the buyer can do with it. However, sometimes the vendor will agree to restrict their own use of the land they are keeping. The obligation to comply with the covenant remains no matter how often the land changes hands or how out of date the covenants seem to be.

Access the dataset
Download the data
The dataset is updated on the 6th working day of the month and contains data for the previous month. For example, files published in April show data from March. We publish the data as .CSV files. You can download the:
- complete file - this is a complete file of the current data and contains all of the changes that happened during the month
- change only file - this includes data that has changed since the previous month's release
Access the data with an API
If you have software engineering knowledge, you can access the data with an API. You'll get an API key when you've:
- agreed to the licence
- paid the fee if you have a commercial licence
- signed in to your account

How you can use the data
There are 3 different licence types - commercial, exploration and direct use. Each licence describes how you can use the data.
Commercial licence
A commercial licence allows you to use the data in a product or service that you'll sell. You must add or combine data to make your product.
The data costs £475 plus VAT a year.
Exploration licence
An exploration licence allows you to take the data for 3 months to see if you can make a product or service to sell. You'll be able to put the data in products, services or prototypes and show it to users or customers.
The data is free of charge.
You'll need to take a commercial licence if you decide to create your product or service after evaluating the data.
Direct use licence
A direct use licence allows you to use this data for research, for personal use or for your work.
You are not allowed to:
- show or give the data to anyone externally
- publish the data online
- use the data in a commercial product or service
- make money from the data
The data is free of charge.
What happens next?
Commercial or exploratory licence
Contact us if you want a commercial or exploratory licence. We'll check this is the correct licence for your needs. We'll send you the licence to sign and ask you to create an account on our service. You'll need this to access the data.
Once you've returned the licence and paid any fee, we'll approve your access to the dataset and you can download the data.
Direct use licence
You'll need to create an account and agree to the licence to access the data.
